OUR PROCESS

Designing a home should feel inspiring, not stressful.  At Detour Homes, we walk you through every step of the process, from your first ideas to a complete set of construction-ready plans. Whether you're building new or remodeling something special, our clear process helps you stay informed, excited, and confident all the way through.


1. SCHEMATIC DESIGN:  The foundation of a successful project beings with a strong concept.  This phase includes zoning and site research, feasibility analysis, and conceptual design development.  We provide clients with a feasibility analysis, multiple concept plan options and 3D visuals to explore the full potential of their site and program. The scope of work will include, but not limited to the following items:

  • Zoning and plat research, site feasibility analysis
  • As-built drawings of the existing conditions
  • Basic site plan and initial discussions with the local jurisdiction
  • Schematic floor plans and 3D models of the existing and proposed project


2. DESIGN DEVELOPMENT:  Through a series of collaborative meetings, we begin refining the preferred design into something real and buildable.  This phase is all about dialing in the details, what it looks like, how it flows, and how it fits with your budget. We also begin collaborating with engineers and other consultants. The scope of work includes:

  • Updated floor plans, elevations and 3D models
  • Preliminary material and fixture selections with a planning-level budget estimate
  • Input from structural engineers and other required consultants
  • Refining the design to reduce cost, simplify construction, and solve any challenges early


3. PERMITTING & COORDINATION:  From standard building permits to shoreline review and environmentally critical areas (ECA), we manage the paperwork and communication with local agencies. We have years of experience in Seattle, the San Juan Islands and throughout the Puget Sound. We handle the following:

  • Final detailing for code compliance
  • Prepare and submit all permit documents to your local agency
  • Navigating codes, SEPA, shoreline and any ECA tasks
  • Collaborate with surveyors, arborists and other specialists


4. CONSTRUCTION DOCUMENTS:  We create a clear, detailed full set of drawings for the contractor to build from.  These precise documents are made to reduce questions and surprises on site.

  • Complete architectural plans, sections and details
  • Interior elevations, lighting layouts, door/window schedules
  • Engineering coordination 
  • Construction-ready plan set for pricing and planning
